Acquisition Criteria

NetCo Investments, Inc. is actively pursuing the acquisition of value-added retail properties throughout the Western States. NetCo has positioned itself to continue aggressively purchasing properties during all economic cycles.

Site Criteria

  • Shopping Centers with a maximum of 80% occupancy;
  • Must include a national or regional credit tenant, shadow anchor, or an anchor must be present within the intersection;
  • Freestanding vacant retail buildings, neighborhood centers, strip centers, community centers will all be considered;
  • Prefer properties priced at below replacement cost;
  • Properties with leases expiring or below market rents;
  • Great exposure and visibility to a main arterial street;
  • Hispanic communities are of great interest.
